Property Services. Reliable Results.
One accountable relationship for turnovers, repairs, maintenance, and the local service providers needed to complete the approved scope.
Currently serving Des Moines, Iowa and St. Louis, Missouri.
If this sounds familiar
Your team handles the day-to-day. The overflow is what breaks the week.
Most operators we talk to already have maintenance staff who are good at what they do. The pressure comes from turns, specialized scopes, absences, volume spikes, and deadlines that all arrive at once. JPG supports the team you already have — we are not asking you to replace it.
Turns land all at once
Two units go vacant the same week and the schedule has to be rebuilt around whoever answers the phone.
Specialized scopes stall
Flooring, drywall, or a full make-ready sits outside what your in-house team can absorb that week.
Coverage gaps
Vacations, turnover on your own staff, and volume spikes leave work waiting on one person.
Updates arrive late
You find out where a unit stands by asking, usually without photos or a completion record.
Who we are
A property-operations partner, not a directory of handymen.
Johnson Property Group is one accountable point of contact across multiple service categories. We scope the work, coordinate the providers, communicate through completion, document what happened, quality-check the result, and close it out.
You send one request instead of managing five relationships. The work is done by qualified local providers. The responsibility stays with us.
How it works
From scope to closeout.
01
Send the scope
An address, a punch list, or a few photos. That is enough for us to start.
02
Review and approve the plan
You get the scope, responsibilities, pricing, target schedule, and known constraints before anyone starts.
03
JPG coordinates the work
We match the approved scope to local service providers and keep communication in one place.
04
Receive a documented closeout
Milestone updates, before-and-after photos, and a completion record you can file.
No surprise additions. If conditions change or something hidden turns up, the work stops and comes back to you for approval before it becomes an invoice.
Capabilities
Multiple property services, coordinated by one team.
Turnovers are the core of the work, and the same process applies to repairs, maintenance, and overflow projects.

Why the model works
The work is local. The accountability is ours.
Local providers do the work. JPG owns the outcome.
Qualified providers in your market complete the physical scope. Coordination, communication, documentation, and accountability stay with JPG.
Matched by scope and market
Providers are matched to the approved work, with backups developed in each market so a single schedule or a single person is not the plan.
Verified before it is called done
JPG checks the approved scope for completion. If approved work is deficient, we coordinate the correction without another JPG coordination charge.
One relationship across every scope
You are not managing a list of individual subs. JPG remains the accountable relationship across scopes, schedule changes, provider availability, documentation, and closeout.
Where we are today
A growing company, on purpose.
JPG is early and we say so. What that gives you is direct accountability, two focused launch markets, controlled growth, and a documented process instead of a call center. We expect to earn a larger relationship one completed job at a time.
- Launch markets
- Des Moines, Iowa and St. Louis, Missouri.
- Local presence
- We coordinate market-based local providers, and we can arrange a site walk when the scope calls for an in-person review.
- Who we work with
- Property managers and landlords, most often operators responsible for 50 to 200 units.
Pricing and terms
Scope-based pricing, reviewed before work begins.
We do not publish blanket pricing, because no single number is accurate across units, markets, and conditions. Every scope is priced and reviewed with you before anyone starts.
The value is in protecting rent-producing time and reducing the hours your team spends coordinating. We are not built to be the cheapest bid on a unit.
Standard terms are Net 15. Net 30 is available for approved accounts.
The JPG Turnover Revenue Protection Partnership
Protect rent-producing time. Stop coordinating the turn yourself.
JPG helps property managers get vacant units rent-ready with less vendor chasing, less internal coordination, and clearer accountability. One relationship manages the approved scope, the providers, communication, documentation, quality control, and closeout.
01
Turn Scope and Action Plan
Documented scope, responsibilities, approvals, target schedule, and known constraints.
02
One Accountable Point of Contact
JPG coordinates the providers and keeps communication centralized.
03
Matched Local Service Providers
Qualified providers in your market matched to the approved work.
04
Milestone Updates and Documentation
Progress updates and before-and-after photos as the turn moves.
05
Quality-Control and Correction Coordination
Approved scope verified, deficiencies coordinated to resolution.
06
Documented Closeout
A completion record for the unit so the file is finished when the work is.
Accountability
If approved work is incomplete or deficient, JPG coordinates correction without adding another JPG coordination charge for resolving that deficiency. New scope, hidden conditions, customer-requested changes, and delays outside JPG's control are excluded.

Start with one turnover.
Send JPG one upcoming turn or overflow project. We will define the scope, coordinate the approved work, and let the operating experience earn the next project.
